How the budget works
The initial model is illustrative until Monkey Masonry approves its rates. It uses $30/hour as a take-home target, a provisional 20% withholding assumption, 30% employer burden, and a separately costed skilled lead. Actual payroll deductions and insurance vary. It budgets preparation, placement, mixing, cleanup and removal by crew person-hours. No overtime is assumed: scheduling is limited to eight hours per day and forty hours per week.
Base, reinforcement, forms, consumables, hauling and mobilization use provisional allowances rather than verified supplier quotes. The range adds 12% overhead, a 20% gross margin, and 10–30% contingency. Permits, engineering, unusual soil, underground obstructions and utility relocation need separate review; a flagged job receives no complete total.
Material tax uses the higher of the selected purchase city and project city rates as a budget allowance. Address-specific tax must be checked. A provisional 1% lumber assessment is allowed on forms; applicability must be verified. Rental uses an all-in supplier quote. Tax is not applied to the whole contractor price.
Wall requirements and C-29 licensing
CSLB C-29 describes the masonry contractor’s work scope. It does not provide a universal wall height, rebar schedule or pilaster spacing. The applicable building code, local amendments, site loads and approved design govern construction.
San Joaquin County’s retaining-wall permit guidance measures height from the bottom of the footing to the top of the wall. Its limited exemption for walls not over four feet does not cover walls supporting a surcharge. This county guidance does not establish an exemption in every city we serve. Confirm the authority for your address, zoning, permits and inspections.
Before pricing a CMU wall: confirm soil and loads; footing size and embedment; vertical/horizontal steel, laps and cover; grout and bond beams; any pilasters; drainage discharge and waterproofing; setbacks; inspections; excavation safety; and approved plans where required. A block count alone is never a complete wall estimate.
